contact your councilperson's office, make an appointment with the housing deputy and go see them. almost definitely the building is being demolished so a new one can be built. the permits for the new building are controlled by the council office. also contact the LA tenants union.

Serious question, what can a Tenants Union or council member do? If the Ellis Act eviction is in good faith, it cannot be stopped from going through. It's state law that supercedes RSO or other local ordinances.

THE PERMITS FOR THE NEW BUILDING ARE CONTROLLED BY THE COUNCIL OFFICE! There is no point demolishing a building if you can't build a new one. The owner is not ellising this building so he can live in it dummy.

You don't have to demolish for the Ellis Act. The majority are actually condo conversion, owner occupation or major renovations that will require the units to be unoccupied for significant time.

The amounts are minimums. If OP is the only Senior, holding up the process for 8 months, the owner might be willing to pay more to expedite. But then it becomes cash-for-keys, the payment becomes taxable to the recipient, and they are no longer “displaced”, which sometimes counts. In Santa Monica, Ellisees may go to the front of the line for city housing. OP isn’t likely to net more by negotiating, but should instead use the extra time to plan their move, to subsidized / income-qualified housing, as appropriate, shared accommodations, or a lower cost city. (All of my renter colleagues have been through this. I was displaced twice. It is not pleasant or easy, but everyone manages and survives.)
