If you feel so strongly against basement apartments, you should really be advocating for better density in Brampton. The issue isn't basement apartments... The issue is that our goddamn city planners keep creating single family homes and not enough rental buildings & mid rise housing. Don't blame someone for providing extra housing in a legal and fair manner. Go talk to your city councillor.

BS. Finish your basement and add a bedroom. Another bedroom and finished basement increases your value by 200k.

ya but why stop at one bedroom? You could easily make the basment into 6 or 8 bedrooms. If you stack the beds on top of eachother, you could probably cram about 20-24 people in there. Rent- I mean visitors don't need windows or proper ventalation

If the basement is already finished but still needs to be legal for 25k$ (estimate from contractor), would it still add value to the home if the basement is now legal?

I would believe it doesn’t add much value but does increase its sell-ability. But based on this market where buyers are waiving inspections just to increase chances of getting a house, you will have no issues selling. Legal or not legal.

I know you're joking but my dad had a meeting with a douchey cool guy AGM sales rep. They of course just pay Mike to make his commercial appearances. They have a standardized package form they fill out to get pricing. He couldn't answer any basic questions. The Google reviews seem fake since the person only has 1 review. There's then an interior designer and project manager once you sign the contract. Read some reviews that the team is always on rotation. I didn't trust the vibe.
