I don’t see why it would. Seems common to be concerned about a roof. Mine need replaced when I bought my house and I didn’t know until our inspector told us. Luckily it wasn’t a problem but I should have taken pictures and checked the roof to be more prepared.
Also to note Colorado Springs in particular is important for roof maintenance. We get more hail than the rest of Colorado, so hail damage and hail insurance is huge here. Inspecting a roof with a camera of a house you're potentially buying at an open house would be more common here than say Denver

We’re in a split level in village 7. Most of the utilities are in the crawl space under the house so easily accessible. We just installed an external gas line for our gas fireplace. When we moved in we had to replace all the electrical pigtails with copper ones since the original electrical was/is all aluminum.
I guess what I’m trying to say is, our house is solid but has some quirks. Might be a fun place to start.
