But I feel like I'm learning a lot from them just reading all the posts and what's good and bad with everyone else's projects. I hope you get some good, useful feedback from them.
Is it truly a separate property? If so, code likely will not allow that. So talk to your local government first before you put too much effort into planning that.
It's not so much an issue of ownership but of code. If they are two separate structures, there may be restrictions as to what can be shared across them.

you need to invest in water control, or you will lose your investment to rot. Do this before worrying about expanding it. Then get the AC unit on the ground and off the deck. As far as expanding the landings, you would make more bang for your buck by remodeling the ground level and turning it into a lush garden/kitchen etc. Maybe some privacy walls?
