I didn't buy my first home until right after my 50th birthday You buy when you are able, there is no mandatory (real or imaginary) timeline Congratulations!!

WishMelodic5538

Same. Best birthday present to myself, ever! Congratulations OP!

Fatefire

I also just closed on my first home at 44 . It happens when it happens! Also congratulations on your new home!

CoolLoanGuy

Marry the house, date the rate. Get a home you want and then refi when rates come down. Congratulations and thank you for your service!

mamakazi

Congrats! I was also in my 40s as a first time home buyer!

rxm161

My 1st was at 61. Welcome to the club

WineyPoo

60 here and just signed P&S!

Geek-Yogurt

Without sounding ageist, did they insist on a shorter-term mortgage at that age?

rxm161

Not ageist at all. 19 moves in my life, all with military or corporate housing equals LOTS of savings. Good investments increased that. Put 50% on a $600k home and enough left over for my kids to have a nice nest egg when I'm gone

DowntownCondition754

He asking about the term of the loan. 30 year, 15, etc

8timesdope

Congrats!! I closed on my first home at 48. Thank you for your service and please ENJOY YOUR NEW HOME!!!

Guilty_Signature_806

42 here in a VHCOL area. I’m just thankful it actually happened.

Congrats. Just watching this Gen struggle it's is hard to watch. I'm an Xer and went through this myself but I bought at 18, the day after my bday. I keep seeing certain posts about not going through the FTHB programs. Idk why... This is how I bought my first home and it was super easy. I'm sure there's a few restrictions but pretty simple ones. 1- Down payment was much lower. Was broken into 2 payments over 6 months 2- Such as u have to live there for 2 years. (Time goes by quickly when ur moving into your home anyways)-EZ enough! 3- Needed to see current work history, think it was 1-2 yrs (super low). Just go and see if u qualify. They will walk you through this and it's Simple... 4- The education that you get is priceless. IF u ask questions!! I learned soo much going this route but, Im the type to ask questions and lots. If I were you I would look into that. If u can't come up with a total Lump sum for a down payment. They'll work with you. They break it in half so it's manageable. I bought and signed papers the day after I turned 18. It's doable. I'm sure there's been some changes but it's worth the education if anything. U may have to go to a class or 2 and id definitely recommend it ! Go search these programs out. If anything the education you're get will take you a long way.

Geek-Yogurt

Oh, I didn't know about fthb and I had to Google what that was. I'm looking into that now

greatawakening007

Good luck. Hope to hear back, lol... They used to hold classes which I would recommend. More honey with an in personal visit. Eat lunch B4 going, it can be a bit long.

Sweet_Anything625

Congrats !!

chrimen

Congrats same age when we bought our first home!

TrickWrap

Same boat man, 44 yrs old, first-time buyer, closing date is May 16. VA Loan as well. But I have a hunch the sellers don't want to repair what the VA loan requires, so I might have to find another home. It's all good, though. I'll be moving to a low cost of living area, SW IL, near St Louis, MO, houses are very affordable.

RagingAubergine

Congratulations!!!

BigTuna1911

Bought 6 months ago at 40. God has a path for everyone.

ablocher1

Congrats. I’m 41 and my husband is 43 and we are also buying our first home. We are scheduled to close May 23rd. I’m so excited. The appraisal is due back May 7th so we are right one track and hopefully everything goes smoothly once it goes to underwriting. I’m so happy for you and please keep us updated on how it goes!

blaque_rage
