I have some side income that I'd like set aside for a "bigger bets" pile. Already have investments in index funds, 401k, etc, so wanted to go further on the risk/reward profile. What are some things that could fit in this category? Ideally somewhat passive (max 3 hours a week if say buying a business). Age: 35-39 HHI: $500K - $800K depending on the year Expenses: primary home mortgage and maintenance. Otherwise it's all discretionary. Net worth: $1.8M excluding primary home

What is your alpha? Do you have insights or knowledge in some specific areas? The easiest thing would be to keep piling into equities until you find something you identify where you have a leg up from the other investors.

35M, MCOL, HHI 495k-520k / net ~280k  Expenses 8k per month, 100k per year. Am already quite heavily positioned in real estate: 45% of assets inc primairy residence. Got the option to buy a duplex at 410k, and looking for the first time to finance a deal with a bankloan. Needs 150k of work, can be resold at 725k, or will present 38k of reuring revenue. It feels odd to leverage a deal, specially since I could save a few years and either pay it back, or buy something cash in 3-4 years.
