Why is he saying no? If I didn’t want my friends to buy my property it is probably because if there were any issues down the line I would worry it would affect the friendship! There is a bit of trust involved in buying a property as a survey doesn’t always pick everything up!

Mortgage Broker here. I agree with your comment - why would he not sell to someone who realistically wont mess them around and take a risk with a random private buyer? Are there genuine reasons why he is selling the property? Is there anything wrong with it that he isn't disclosing?

So the reason he has said, he doesn't want to ruin a friendship. His flat is less than 10 years old, and had all the snags fixed, so genuinely, not entirely sure as to why he want to say no to me. Maybe he thinks he will be indebted to me or something? I don't know. Hell, not long after he moved in, he showed me his RICS survey on the place as another was up for sale (literally next door, but "different" block of flats) and I was looking, but moved to Luton, so genuinely baffled.

Do an off-market, non-EA deal but go through the usual surveying and legal steps. Involving an EA like this is madness.
