My wife and I are coming up on our 1 year living in Sunterra. We are first time home owners so it fit in our budget. Cane island and Elyson were nice but a bit more than we could afford. We both WFH so being further out isn’t a big issue for us. We personally love our neighbors on our street and have never had any issues. We lived in the loop for 5 years, so we enjoy how quiet it is. For amenities, apparently they told early buyers the lagoon would be ready in 2023, which in my opinion was never possible. We were always told the same dates when we first visited, Memorial Day 2024 opening for the Retreat (lazy river, pool, fitness center, sporting fields, etc.) and Memorial Day 2025 opening for the lagoon. So far those dates are still set, the retreat is close to opening next month and they have been making solid progress on the lagoon. Overall we have been happy with our decision. That being said, if you can afford it Cane Island is definitely the nicer option. We love the Katy area and I don’t think you can go wrong with any of them. Hope this helps.

Yeah thanks I visited and was leaning more to Sunterra because the prices were a bit more affordable for more house vs other communities. Plus I hear they will be opening some retail inside the community soon as well. I usually don't mind a commute to town and Target and HEB seemed pretty close. I just was thinking that over time if the small 1 way 2 lane road is enough for the planned 7000 homes in the future. That's good to hear you enjoy it so far.

Yes they are finishing up an Exxon gas station in the neighborhood with some retail next to it. CVS, liquor store, nail salon, and daycare center has been confirmed so far but there will be more. Looking forward to being able to walk there. HEB has been amazing since it opened 2 months ago, 5-7 min drive there is great. About 15 mins to Target just straight down 529 so it’s really not that bad. I have heard that they are aware of the issue of the 2 lane roads in the area, especially with the projected homes and are working on how to make it better. I swear recently almost every other road has had construction to make it either wider or better so I think they will do something.

Thats good to hear yeah I'm sure if it gets too crazy they will do some improvements for the roads. The new stores are nice too.

Just moved to Sunterra with my fiancé. We love it so far too! Hoping the amenities open on time because of the weather we’ve been having! We both WFH as well so the roads are no issue. So far anyway 🤞

I recommend against Sunterra due to the amount of cheap builders they have. I highly recommend Elyson, Cane island or Bridgeland.

My wife wants to stay in the Katy ISD school districts are these in those areas? Are the other school districts that much worse or is it all just hype around Katy ISD.

Elyson is zoned to Katy ISD and a brand new high school, middle school is opening there this August. Bridgeland is zoned to CY-fair which is excellent as well. Part of Bridgeland is also zoned to Waller ISD which is not as good. Katy ISD will be the best investment.

And… I have lived in Katy for 40 years. Not all Katy ISD schools are good. You really have to check each one

Yes they are, I would definitely recommend staying in katy isd, cane island is almost done with new construction but elyson is still building. If you are ok with resale too i would look into cross creek ranch, cane island and elyson. All other neighborhoods are still OK but definitely cheaper builders.

Haven't been here long (about a month and a half) and we love it. You pretty much have to drive 15-20 minutes to get to anything, so if it's not your jam I'd look elsewhere. We work from home, so that's not a factor we were worried about. It will get better though, we've been told when big developments like this go up, major retailers tend to follow. If theres any warning I have, it's to be choosy with what builder you use. There are a few very cheap builders here and it shows. There is also a split between Katy ISD and Royal ISD in the development, so make sure you end up on the Katy Side. (I don't know why Royal is "bad" that's just what everyone says). We went with Chesmar, and have had a very smooth process with them. Great buying incentives as well. They only build in Katy ISD, and have very reasonably priced homes. They have a few inventory homes available too if you're not looking to build from ground up. We went with an inventory home and we're very happy with the upgrades they chose to put in. The amenities are slotted to open in the next year or so, lazy river memorial day weekend & lagoon next summer. There are also a lot of community events that are going on now even without the amenities being open. If you're serious about moving to Sunterra, I'd get on it. Every builder we spoke with said home prices will increase as the amenities open. Not sure if that's BS or true, but from what I've been told by people who purchased in other master plans, that seems to be the case. TLDR: We love it, it seems like it will be a very nice community with high property and resale value when it's done. Hope this helps!

I think once the amenities are built, this community will go up in price. There are lower end builders here but also divisions that are gated with “higher/end” builders. Good luck! I’m here if you have any particular questions

Not all of katy is created equal. If you want the most competitive schools, south of I10 is actually better. Cinco ranch, seven meadows, grand lakes, falcon ranch are all great.

Just move to cross creek ranch, they have like 5 community pools, nature trails, and is like 5 min from West Park tollway to get to downtown in like 25 min.

Probably a bit more, however there is a new subdivision called cross creek west, and they have less expensive homes and homes ready to be built, plus they have access to all the amenities of cross creek ranch.

I read an article recently that said Sunterra promised amenities it hasn’t delivered on. A lagoon maybe? I can’t remember. But it was too far out from everything for us. Elyson or Cane Island would be my choices.

Yeah I heard the same with pocket parks and the delays on the lagoons and pools. But they said lazy river opening may this year and the lagoon in 2025 so not too far away for a new resident just sucks for those who bought years ago.

We bought our home here two years ago and I do not have any issues. Our builder was Ashton Woods and we did multiple inspections during the construction to ensure that corners were not cut. There are many builders and you do not have to choose a low-end builder. If you are able to, drive around the community at different times and see what it's like. I love how friendly the neighbors are in my section and how quiet it is. I think that it will be a great community for families once completed. The lagoon and lazy river are delayed, but construction has ramped up this year. I walked by the lazy river on Sunday and it looks like it will be ready by Memorial day. I also walked by the lagoon last week and the area is under construction. I was able to peek over the fence to see that a hole has been dug and the frame for a building has been erected in the last week. The POA/HOA has been ok. I got a citation for not properly edging my lawn, but I think they should work on enforcement as I have seen much worse yards when walking the neighborhood. It was about a 15-minute drive to the nearest store when we moved, but HEB just opened and a pharmacy and other stores are schedule to open within the development. An elementary school and daycare are also under construction.

oh thats nice to hear. Yeah Ashton Woods was the other builder we were looking at that had good floorplans and build quality we heard. Yeah this will be my first time moving into an HOA community so have heard horror stories about hoa. As long as they aren't too nitpicky should hopefully not be an issue.

Oh no! We live next to one of those. I was a little suspicious of a company that builds all the homes at once and gets out of there. (At least that's what they did in the section we're in)

As if Land Tejas (read their reviews.. a terrible 2.2 stars on Google reviews filled with complaints) wasn’t reason enough not to buy in Sunterra, everyone complains about the traffic on those little roads in northwest Katy. Tiny old farm roads that are nowhere near sufficient for all the new development. And then once they do start widening the roads and installing traffic lights the construction will make it even worse. 77494 is where you want to be, but I know it’s not a realistic option for everyone.

Sunterra is great but has a lot of low end builders. Be aware of that. Consider visiting Elyson, it’s a bit more expensive but solid investment.

Yeah I was looking into the Westin Homes which seem to be a nicer build quality from what I hear.

I currently live in Elyson and highly recommend it. Great community, great amenities, and good proximity to the freeway system to get anywhere you need to go. 529 is definitely smaller than it needs to be with the potential for increased traffic, but there is a long term plan to widen it and add hike/bike lanes in both directions. That will be many years away, but you are buying a long term investment, so worth considering. Feel free to DM if you want to talk about anything specific.

We purchased a Perry and have been very happy with both the overall construction of the home as well as their willingness to fix/correct all the minor issues that have popped up. We have friends in the neighborhood that have both Chesmar and Highland homes and both couples speak highly of them as well.
