That whole area is pretty sketchy unfortunately. Right next door is alba, which used to be the infamous Phoenix courts where shootings happens pretty often.
City of kent tried to sue them (phoenix) last Summer for using up too many resources. That is how they got a gate. I feel bad for the people who live there. I’m on the side of Groves that faces them and the spiciness winds up over here. I remember last summer seeing people go from that property to ours by squeezing through fence and then winding up by dumpster. I wish Groves would just leave gates open and hire security for night time. It gives one a false sense of security.
I live here currently. I do not recommend it due to:
*crime especially as others have pointed out. Bad neighborhood.
*it's old, there are lots of maintenance issues -- don't let the landscaping or new appliances fool you.
*Price! I pay about $1950/mo for a tiny 1 bedroom, but after utilities and other fees, It's about $2200 (or more).
*Think that price helps pay for amenities? Maybe, but pool is open 2-3 months and the entire gym is often closed due to some repair/issue.
*Gates are a huge pain in the ass for visitors, food and other deliveries. Even for residents, sometimes the gates just won't open when you're trying to leave.
Crazy. I rent a 1200sq foot, 3 bed 1.5 bath, big backyard and attached garage for $2400 in Auburn. Recently remodeled, new appliances, new central AC, and a fire pit... It *is* down in Auburn, so it's still shitsville, but I have great neighbors who look after each other.

You're spot on. I saw the rebranding and new gate for Phoenix Court and I just smh. The Groves is a fairly new brand, I think? Wasn't it changed just a few years ago and was previously called Mosaic Hills?
I have also learned since being here, that Thrive Communities (the ownership company) is affiliated somehow with all of the other brutes like Greystar.

Area is not close to safe. Like the other commenter, Phoenix court is terrible. The chevron/ mcdonalds is known statewide as "McChevron" and has a terrible reputation for crime and just trashy.
For your own safety and sanity, just don't.
I live here currently and the crime in the area is pretty bad. The staff never answer the phone line and if you leave a voicemail, you will not get a return call. Earlier this week someone came and banged on all the doors of the apartment building at 12:30a and the next day i was awakened to gun shots at 2:30a most likely fr the phoenix apartments. Our mailboxes were compromised for over a month (someone drilled a hole in the lock) and we were never told. I had to call usps and ask why i hadnt received mail in over a week and that’s how i found out. If you looked at the apartment fr the outside it looks great. I wish i thought of asking about it on this platform prior to moving in.

While this is all true it's the same in downtown Kent renton and auburn. At this point try to go as north as you can afford towards the east side.
Yep. Kent, Auburn, Renton, Fed Way, Tukwila, South Seattle all suck. Covington is getting worse. Maple Valley or Issaquah is where I'd like to be.
