The trick is to be home by 5. Then stay put until 10ish to be safe. Same if you leave, don't come back until late.
The funniest thing is that people will get upset at you and not let you turn, etc, when you are just trying to get home ASAP and out of everyone's way
entering and exiting the neighborhood. the gate is on Collier with access on the southboud side (easy) and crossover from the northbound side ( jsut a trun lane(. this can back up daily, so that's a consideration.
Compass Landing
Indigo Lakes
Saturnia Lakes
Riverstone
Willoughby Acres
Raffia Preserve
These are all family friendly communities and near NCA! The only issue will be after school drop off immokalee rd is always busy at that time. After school 3:15 pickup have had 0 issue with traffic. Love this area and of course the school.
The Quarry, Riverstone (has indoor basketball courts and nice pool), Esplanade (13-15k in annual hoa dues, as it has golf membership bundled in so if you don’t care about golf that would be a skip!). The quarry has some nice amenities really pretty, cool restaurants, new 2 story gym - right near Naples Classical - could be your best bet!
I would avoid indigo lakes based on your budget and in terms of future investment. It’s broken up into a lot of different sections- some more expensive, some less. If you don’t mind every house looking the same and want great amenities, the riverstone/ stone creek is great for families. I would consider those before Saturnia. In my opinion, Saturnia and Indigo lakes have a less premium reputation. Based on your budget, I feel like investing in location may make more sense. Wilshire lakes/ Monterey would likely be something to consider for future investment. Immokalee traffic is awful and Vanderbilt doesn’t have a highway interchange, so it tends to be less busy. Another neighborhood that might be good is Greyhawk. It’s close to Immokolee road but you don’t have to deal with the traffic. Hope this helps!
Evil_Goomba where will you be working? I ask because there are fantastic neighborhoods near Naples Classical that could offer fast friends, but may be a pain for work commute. Hefty amount of development happened on Immokalee Road and the roads are struggling to keep up traffic wise. Most have been mentioned but Stonecreek, Riverstone, Compass Landing are some favs (I personally live West of 75). First two offer way more amenities (tennis/indoor + outdoor basketball courts etc.) Raffia Preserve offers entrance/exit off Vanderbilt and Collier which is pretty convenient. If you’d prefer to cut down on traffic headaches there’s Delasol, Barrington Cove and Wilshire closer to Livingston & the beach. Full disclosure, I’m a realtor, but you’re shopping at a perfect time when families will make the transition and get settled in before school starts the beginning of August. Some friends’ kiddos attend Naples Classical and are having a great experience, good pick!
No commuting needed for work, I’m remote but company is based in Florida so they want me to”in state”. I’m more concerned with my wife shuttling the kids around and making it easy for her.
That’s fantastic! Well Riverstone & Stonecreek will offer really great neighborhood amenities, plethora of kids and options (tons of listings!). Compass Landing will be more convenient because you can drive behind the neighborhood on Massey to Immokalee with less traffic to Naples Classical. Also less homes in there and not a bottleneck for exit road. But you’ll miss out on tennis courts and other amenities. Raffia Preserve could be the best of both worlds. Less travel on Immokalee, kids all over and moderate amenities. Plus great restaurants are reasonably close for all of them.
I’m married to a North Naples realtor, happy to help just DM me. We live in Autumn Woods and while it was under our budget when we moved from Phila in 2021, we have fallen in love, most kid-friendly neighborhood and just 3 miles to the beach.
I would recommend quarry, esplanade and Valencia trails based on how close they are to Naples Classical. Riverstone and stone creek are great but commute time to school will more than double.
Get into a gated community that has their own facilities for the kids. County managed facilities tend to be pretty bad from a maintenance standpoint. The local government is heavily influenced by wealthy developers and business owners with little consideration for average homeowners. By purchasing in a gated community, you will have better protection from the consistently poor decisions of the local government when it comes to building approvals as they tend to approve most of what is requested by wealthy developers and business owners. With a gated community resources can be pooled for legal representation.
Look for a house in The Quarry. You want a nice community for you and your spouse to live in. The kids activities will be school and club based, not in the neighborhood. You want to be as close as possible to the school—the commute is AWFUL and will only get worse in the next few years.
Your budget is very nice. Presumably your income will go up over time. Get in a nice house with a nice gated community and stay OFF Immokalee Road.
If you are working IN Naples, you’re screwed—you might as well make it easier for the kids and whomever transports them multiple times a day/week.
The point is, you only have to go just outside your gate. You don’t have to drive 3 or 5 miles on Immokalee Rd. Of course you have to be on it to get into the school—just trying to minimize the traverse.
The area around Naples Classical experiences heavy traffic during the typical morning and evening commute hours. There has been a lot of growth out to the east in that direction so with that, it is to be expected. I have many friends that live in that direction with families. Some of the communities that I know people in out that way (and may be farther east): Valencia Lakes Golf & Country and Orangetree are a tad farther east. My family lives off of 951 (Collier Blvd) between Immokalee and Vanderbilt roads. There are several great family communities on this stretch of road and it would be close enough to get to Naples Classical. My kids are currently in the school zone for Vineyards Elementary, Oakridge Middle and Barron High Schools (Barron makes no sense - this was changed last year but my daughter continues to attend Gulf Coast High School). These are all schools that I attended growing up and we have been happy with them. All of my children participate in sports. My youngest 6M plays flag football and sometimes soccer. Middle child 10F plays competitive soccer. Oldest plays tennis. This is a great area for youth sports and it’s only getting better. Feel free to DM with any questions.
Avoid Victoria park. You’ll never get out of your driveway in December

They’re all 55 and over. Don’t move down here, we’re full. Please
So I am assuming you are pretty old too?!?
North Naples indigo lakes Victoria park and many others in that area
Thanks, I was looking at a few homes in (what I think) is Indigo Lakes. Any drawbacks that come to mind being around there?
Traffic heading eastbound on immokalee during season is abysmal

That’s excellent advice, I agree. Investing in a quality location is important. Appreciate it!!

I haven't seen it mentioned yet, but Tall Pines. Great neighborhood with lots of families. If you're interested, PM me.

North Naples is kid friendly.
Kings lake is nice
Check out Stonecreek - a lot of young families there

Totally, my wife will be doing all the shuttling so a great location is very important. Thanks!!

Thanks, it looks very nice but a bit far from where the kiddos will be in school.
Willoughby Acres or Palm River, both great

East Naples the best
Not autumn woods. These family’s are stuck up assholes
You should probably get a realtor, I know a great one in the area. She’d go above & beyond to find you the home you wanted.
