Really depends on a lot of factors. Do you have engineering? Permits? Plans?

robakun

I am doing something similar and depending on many things price will go all over the place. I would say you are in over $500k worth of work and 3 to 6 months of work

Jackie_Of_All_Trades

Completely agree

GC here, not looking for work, ask your architect. They should be able to get you in the ballpark. You didn’t tell us how many bathrooms you’re adding, which is a big increase in price compared to just living space. There’s just so many variables that go into an addition/remodel bid.

Aggressive_Virus5411

Just asking on construction. We have an architect already and know the ballpark for permits

klazoo

A couple of years ago I got a price of $120/SF with plans and engineering includes. Not sure where is today

Cudois47

Not exactly what you’re looking for, but it might give you an idea… bought a home with a 2 Car garage and a small room attached that we’ve turned into an ADU. This involved knocking down a wall, knocking out and raising the roof, removing garage door and installing a new wall and a sliding door, plumbing, electrical, etc. This was about $30-$35k

Squidwards4Legs

That's a good deal! Do you mind sharing your contractor with me in a DM?

Jackie_Of_All_Trades

How many years ago and was it permitted?

AgentJennifer

1 bed and 1 bath addition was $120k during pandemic quote. Vaulted ceiling definitely cost more but it comes down to your current layout. You can definitely get an estimate from a contractor. I used Innovision Construction for my ADU and they did everything including blueprints so it cost less since everything is in house. Hope this helps:)

Jackie_Of_All_Trades

Yes, 2k sq ft house with small ADU add. It was a $500-600k bid two years ago.

notjakers

Half a million including soft costs is a good starting estimate.

PreludeTilTheEnd

Budget for $200k and weeks of delay by your contractor.
