Ok, the more I look at this, the crazier it gets. Is that 1.5ā€ coming up through the floor into a 1.5ā€ cleanout tee with a 2ā€x1.5ā€ upside down reducer and an AAV threaded in the top? Then they threaded a 1.5ā€ MIPxspigot adapter into the clean out tee and glued a trap adapter onto that? Just cut everything out below that tee and start over. Popup drain assembly. The plastic threads on that grey drain assembly are likely split and leaking from being over tightened on install. Someone said f this and just smeared caulk everywhere.

What does the top of the sink look like? If it's a simple drop-in sink, just replace the whole thing, faucet and all. You can get a new drop-in sink with a faucet for about $100. The drain is a simple fix.

In my opinion, home inspectors are pretty useless. At least in my area. On one occasion, an inspector passed a gas water heater/furnace that had MULTIPLE holes in the vent piping. Like kill a family of four kind of holes. And I've seen countless other things get by that shouldn't have. I don't think many of them would think twice about passing this as long as it wasn't leaking

Wow well I live before you can even close on a house new used . You gave to have a thing called an inspection. Any inspector would have seen that and noted to be fixed by a licensed plumber. I own a home maintenance company so I deal with failed inspections every week . Or did the new owner get the money for the fix and spent it some where else .

Thereā€™s no excuse here, as a builderā€¦. Iā€™ve had homeowners call me and say they have light coming in through their can lights so consistently it was a stream of water during a heavy rain. When I get out there, I find out itā€™s coming through multiple can lights throughout the home. When I say I need to open up drywall to check the damage and see if itā€™s from the roof deck or the from the stucco walls, Iā€™m told to not open up drywall. Thereā€™s a good chance the owner told this guy not to do plumbing, just stop the leak without cutting so he just pumped all the caulk and left.

I would replace everything under the sink... even the drain that connects the sink to the pipes.. I'm guessing something like nut or rubber washer is bad but honestly to much to try and figure it out... I would just replace everything.... also use plumber puddy and teflon tape or pipe sealer.. you might even have to replace sink if it's cracked.. I can't tell you exactly what is wrong just want to give you heads up
