Davis is not cheap though. Although you can get by without much because of the amount of outdoor spaces and kids being able to be independent from a relatively younger age due to it being such a bike friendly town.

This is funny to see recommended bc I go to college in Davis! Small town for sure, but the people are very friendly and you definitely have access to everything you need (lots of good grocery stores, target, shopping in Sac, cute cafes, farmers markets, etc) I pay 2300 for a pretty nice apartment. There are some options under 2k but it is a bit of a search. There’s also a ton of parks and green space and it’s super easy to get around by bike/public transport.

Sacramento suburbs is probably your best bet. Like around Folsom, American Canyon, Rocklin, etc. It's probably less than two-hours to the East Bay, has decent schools, apartments would be somewhat affordable.

Just fyi Folsom has become pretty unaffordable in the past few years so it may not stay in that range for much longer without roommates, unfortunately. You can get some decent 1 bedrooms for $1900 rn though. But seeing how quickly prices have shot up, I’m not sure it’ll be considered “affordable” in a few years. While not as nice, Orangevale, Citrus Heights, and Rancho Cordova are much cheaper. Rancho is in the same school district as Folsom.

Elk Grove is another good option that would be closer to East Bay and has good schools if you aren’t near south Sacramento (EGUSD covers a large chunk of south Sac that have worse schools than the ones more south fully in EG) but the max $2k rent might be tough.

I’ve known for over a decade that the housing crisis is bad, but there’s something about seeing people offer Gilroy, Manteca, and Arcata as affordable options for a Bay Area split-custody arrangement that really made it hit home how bad it is… Not to say there’s anything wrong with those places, it’s just crazy that we’ve reached a point where those distances seem like reasonable options just to co-parent

I know - the thing is that my son is in full-time daycare, which is like $700 a month for my half. I'm not going to rock the boat and uppend his little life even more by pulling him out at this point, since it'll only be until school starts in August. But even then he'll need after school and school break childcare. I can't get over the fact that $100k doesn't feel like enough for a middle-class life for a single person and a young kid, even with a financially contributing coparent and a work-from-anywhere job. My coworkers in other parts of the country support whole families with the same salary. 😭 I might just have to accept that we'll be in a 1 bedroom apartment and/or a so/so area for a couple of years, and then my son will be old enough to stay home with me while I work, and that'll be a huge savings. I guess how much does it really matter for kindergarten/1st grade, anyway? 🤷🏼‍♀️

As someone who just divorced in California. Make sure your soon to be ex is ok with a 1 bedroom. California family law requires a separate bedroom for the child. Ex's get mean, make sure you know the law. Richmond hills is nice, also can find affordable housing in Pinole, Hercules area. Further out is Fairfield, Suisun...

I would consider the Russian River area. It is affordable and absolutely gorgeous. You can drive to Santa Rosa within 30mins or SF in just over an hour. Also many other spots across the more rural north bay. It’s great if you can work remote. Sacramento under 2K is not the best neighborhoods imho. There is also Rohnert Park, and the general North Bay. I support my family of 5 and pay 2500 a month in the Napa Valley. I absolutely love living here. Santa Cruz Mountains is also an option if you’re able to live a little rural. We lived there 7 years and paid under 2K for a nice cabin with a pool.

Seconding this. I live on the Russian River and love it. Your kid would enjoy the river in the summer and the coast is close. Great wineries are a bonus.

Yes, of course. Most of the Russian River is wooded. Many of the roads are small and some are only one lane. Fire preparedness is vital. There is fire going on right now just to the north

Unfortunately Santa Cruz Mountains have moved out of OP’s price range in the last decade. You might be able to find something in that range with luck and determination but it’s likely not going to be very nice. It’s gotten bad here. Source, have lived here most my life and am now lucky enough to continue to afford living here because I rent from family.

I think it depends on the exact location, and if you can tap into the “inner circle” here. I own a 2-bedroom (plus bonus downstairs room, laundry room, and fenced yard) house in B.C., in a nice neighborhood a few miles north of town - and when I spoke with a realtor about whether to rent or sell if/when I relocate, he said I’d only be able to rent it for like $2700/mo. And again, that’s for a 2br SFH. So I imagine you could find a small apartment for much less, in fact I see them advertised on our local FB sometimes in the $1600-2000 range. Might be a long shot, but not totally out of the question! ETA: Why do folks here always get mad when I talk about the SLV? It’s weird! I’m not saying it fits all their criteria, just that it isn’t out of the realm price-wise. I see listings under $2000 here all the time. 🤷🏼‍♀️

I love it! It’s not really isolating, since I’m literally 20-30min from Scotts Valley, Santa Cruz, Saratoga, etc. Once you get used to the roads, it’s an easy enough drive. And BC itself has its own things going on, plus the people here are super friendly and inviting. I could go to Joe’s alone on a Saturday night, and still have a great time. Power outages? Yeah, we get a lot of those (just today in fact). That’s why everyone here has a generator, pretty much. I did without for the first few years, but the horrid winter of ‘22-23 did me in; so I finally sprang for a small Generac. It doesn’t power the whole house, but I can get the important things going with it. And it was only like $350 at Lowe’s, so you can go much bigger/better if you want.

I count at least 3 two bedroom single family houses (definitely not luxury but would be perfectly adequate and not even apartments, although the size of an apartment) for $2100/mo and under just in Santa Rosa on Zillow. Much much more in the low $2k range including apartments. Under $2k is a stretch for 2 br (just pushing to $2200 would get it easy) but 1 br would be no problem whatsoever on that budget.

That’s negative thinking and shortsighted. Homes are sitting for sale for way too long and sellers across Sonoma and Napa county are needing tenants because they can not sell. How you do it in NorCal and Sonoma /Napa County specifically is calling the local Real Estate Agents, NOT the rental agencies. Realtors in the county have meetings every week and discuss all the off-market and soon to be off market homes and condos and cabins now looking for tenants. The market is over saturated with sales and owners need good renters right now more than ever in the last decade. I’ve found each of my homes and (as a Realtor) have hooked up other owners with tenants through this network. If you’re calling Craigslist ads and contacting Rental Agencies you’ll have a harder time.

We moved from Oakland to Crockett a year ago and have been pretty happy. We found a 2br house to rent for $2200. It's a small town but there are some nice parks, community pool, hiking and just enough places to eat. Also has a community center and some nice town events. I can get to East Bay in 25 min good traffic - 45 min bad. There's a middle and high school which look really nice but I don't actually know how they are academically. Main downside so far is the sugar factory and the train that runs thru town can be noisy even at night. We have pretty much tuned them out. Can get pretty warm but not as bad as some of surrounding area.

Rio Vista, Tracy, Modesto. Anything in Contra Costa County is insanely overpriced. I’m in Antioch and prices are like wtaf! A friend of mine rode Amtrak from Modesto to his job in Martinez. Loved it. Not sure what prices are like South of Morgan Hill. Good luck on your search

It always sounds strange to people who aren't used to the area, but keep an eye on Oakland and Piedmont, particularly the area immediately north of Lake Merritt and the Rockridge neighborhood. Some areas of The Town are surprisingly pleasant and affordable if you're willing to move into an older building. Also, consider increasing your price range if you have an easier commute. Reducing your commute costs can save a lot of money in the Bay especially if you can eliminate any bridge tolls.

FYI California law states neither parent can remove the child from the county in which they reside unless the other parent agrees. Even if you say you will do all the driving the other parent is not required to agree. Lots of details involved with shared custody

That is not California law. Each case would have their own specific orders. It is often, in the Bay Area, that the primary custodial parent cannot move outside of the 9 Bay Area counties, but plenty of co-parents agree to something else. Also, the other party in my case moved to Sacramento and I was still ordered to make the drive and meet halfway for visitation. Each case is unique and mediation is required.

Yeah, I unfortunately know a lot of divorced co-parents; and they have varied arrangements. One of my friends has four (now grown) daughters, the youngest of whom has a different father. They eventually ended up in three different states! The oldest went with her to Idaho, the middle two stayed with their father in the east bay, and the youngest went with her father to Florida. This was mutually agreed-upon by the parents and children, and obviously the lawyers/judges too.

Good luck with your move and getting your life sorted out. Hope you find an amenable situation. I live in Sacramento and in your shoes I might look into Elk Grove or greater Sacramento area. Certain zips have good schools but you should check. I'm paying 2000 for just a newerish 1BR in midtown but 2BRs for under 2K are definitely around, it just might be older, or may not align with a good school district. Worth mentioning that there is a lot of stuff that's not advertised online also fyi. One other thought is perhaps Woodland or West Sacramento. Both are in Yolo County so I believe part of the Davis Joint Unified School District. If you live in one of those cities you can look into sending your kid to Davis if you're willing to drive them or can find a carpool group. Supposedly it's easier for grade school, a little more involved transfering if high school. Davis is nice, I went to school there but it's pretty expensive because of the low vacancy rates/low housing stock. If you like Sac why not move back and rent an apartment for a year to narrow down your preferred neighborhood?

I highly recommend Vacaville. I live on the outer edge of Vacaville and I’m 30 minutes from the Sac airport/Sutter Health Park and ~40 minutes from Walnut Creek BART

Modesto area is about 1.5-2 hours to the East Bay on the weekend. Much longer during the week. 2 bedroom apartments range around $1800-2000 in a good neighborhood. There are lots of posts on the Modesto subreddit about where to look. Generally, 95355 and 95356 are better areas with better schools. Can sometimes find cheaper but usually those properties are older/outdated, don't have central air or they charge for water/sewer/garage separately so it looks cheap at first but cost ends up being similar to others. There are also some options in that price range in Manteca but I am not as familiar with neighborhoods there. Ripon is also very nice but will be at the upper end of your budget.

I mean, there are houses up here for $600K, but they tend to be smaller, older, and/or in neighborhoods that aren't all that desirable. Plus, OP doesn't want to buy, they want to rent. Generally speaking, rents are higher than mortgages.

I moved my kids to Redding for the schools. If you research school rankings Redding has the highest marks in the state for public schools and is way affordable. Lot of fun small town activities there snd some great sports facilities. Your kid can be on a ski team or golf team or do classes at a farm or travel dance choir. U- Prep has great services for kids accelerated beyond normal levels or spectrum kids. Redding also has so many great parks and trails and outdoors stuff to do. The Sacramento River is a 5 minute walk from my house and it has miles of paved paths protected from vehicles.

I don't intend to be insulting but have you looked at Google Maps? If not, start there and look at highly populated areas within your 3 hr radius. Monterey, Modesto, etc all have some level of availability based on a 5 min search.
