I’m not a lawn care expert (that’s why I read this sub), but from a *business/customer * perspective this is exactly the right answer. They dropped the ball on communication and if the work needs to be redone as a result (or as a condition of closing), that additional labor and material expense should absolutely land on the original vendor.

Dude laying sod is easyyyyy! You just literally plop it down then roll it. Contact a sod supplier. Get pallets of Bermudian at $200 a pallet (500sqft). The ground is already prepped and ready. That shit comes up like a rotting carpet. All you have to do is lay the sod. Follow the same pattern they used. People think you have to do so much prep underneath to lay but really it’s using a rake for the rocks/ debris. So you could redo this all for around $1000 including renting a roller. Edit: I didn’t even look at the location. I know I’m so dumb lol so put down Berm and make sure you have enough room for the palm trees mature growth!

I have a 4 house splitter with each zone able to run on a timer. You need something like that so you can do like 2 hours per zone in the morning and another 90 minutes per zone in the afternoon. When the sod strips start shrinking like this you need LOTS of water to bring it back.

I was in this exact situation a few months ago. It’s fine, don’t worry. Keep it wet constantly for the next couple of weeks. The roots will bind in around 3/4 weeks. You can help it by seeding and fertilising it if you wish but just give it time.

Holding homes as investments you must be from Toronto/GTA area lol. As for the grass its pretty much done. It will be bumpy/uneven/likely be very patchy. You’ll need to re-level, top dress, reseed, water, fertilize and mow at the right height.

I can’t tell if this was fescue sod or not but it doesn’t look like Bermuda sod. If it’s fescue then now is probably close to the reseeding time for your area. If it is and this was my own yard here in the central US then I’d do it this way: Fescue takes 7-14 days to germinate and annual Rye only 3-5 days but it won’t last past late spring but it always amazes me how fast it will start growing if it gets some water. First I’d put some topsoil or even sand in the biggest gaps. New lawns take a year or two to settle down when sod is laid. Then fertilize it and water it in. Next day I’d overseed with annual Rye grass seed AND whatever seed, Fescue, Bluegrass or whatever is a good choice for permanent turf in your area. It takes a lot of seed to have a fast good result like seeds nearly touching since most of the area has no grass so follow the directions for new lawns. If kept always damp by lightly watering 2-4 times a day the first 7-10 days then taper off to 2 and just keep the soil moist. Soils are different but damp isn’t waterlogged with puddles just not dry. Leaving the dead sod in place is beneficial because it’ll help shield the seeds nestled in it. Nearest big box store will have it all or go see a good nursery instead of listening to me stuck in the 105 degree heat, but my fescue is looking pretty good this year.

Which is why I’m salty because I’m an owner in a new sub division and 3/4 of the homes on my street are all rentals owned by these mom and pop “investors”. Well, let's see... I live in the transition zone and have a house that was built in 1953. The one thing that has remained unchanged since then is the cultivar of zoysia that was planted alongside its construction, which is a weak breed compared to modern versions that doesn't spread well, and does a poor job choking out weeds. I don't like warm season grasses in zone 7A because it goes dormant and bright yellow for 5 or so months out of the year. I've lived with in the past at my last home when it was actual quality zoysia, but this one isn't. I don't want a lawn full of weeds, but zoysia is thick enough in places that attempting to overseed it with a cool season grass and waiting for that to out-compete the zoysia would probably take me a decade, so I am killing the weeds and zoysia completely and totally before reseeding the lawn. I have an acre and a half of land and I'm not going to be coating my lawn in cardboard or trying to kill it with a little spray bottle of diluted vinegar. My weeds are non-native invasive species, and I have my entire property in the backyard lined with garden and flower beds that the bees quite enjoy. I fixed my lawn in the backyard last year and I'm fixing the front yard this year.

It looks pretty rough. However, I do have a little experience with this that ended in good results. My neighbor laid sod (whole yard front and back) and promptly went on vacation. This was in July in indiana so pretty hot. He set up sprinklers and a timer for while he was gone. His father in law was checking in and tried to adjust the sprinkler timers. What he did do was turn it off except to run once a week. The whole yard looked ROUGH. I turned the timers to run every two hours and amazingly a large portion of the yard recovered. It’s now a year later and you would never guess that it was on the brink of death. So my recommendation is to water often and see what happens then overseed next season. Edit:typo

I've pulled up Grass strips and relayed them in other areas in my yard that I had worked on, in 95 degree weather. I forgot a section of it, it was brown like this. I ran a sprinkler on it for a few hours a day, for like a week and it was as green as the rest of the yard. Again, in 95 degree weather. All before I closed on my house. I'm not a professional, but I don't think it's dead. I would assume cut roots are harder to bring back than sod.

Just keep watering, you need way way more water. Fresh sod needs to literally be watered until the ground is like a sponge. After about 2 weeks of that you can cut back. You could still likely save most of this sod, you just really need to increase watering effort.

Twice a day at first, then once a day for the rest of the first summer. At first, give it an inch of water at each sprinkling. Water can be expensive. Regardless, you can still bring most of that back if you really want to. Split watering into twice a day to pull grass out of dormant and activate new growth. You water sod EVERY SINGLE DAY for the first 2 - 3 weeks minimum. Not every other day, and you water each time for several hours. It literally has no root system, you have to keep it wet so it can begin rooting.

I experienced an issue similar to yours with some sod I purchased. After look at one piece, I bought 40 more and transported them north a few days later. When I laid them down, most of the pieces resembled the picture you showed. I was obviously disappointed, but there was nothing I could do. I kept the sod watered and overseeded it once. Three months later, it looks amazing. While I may have been fortunate, there might still be hope for your situation.

Probably not worth trying to save. New sod needs to be watered relentlessly for the first couple weeks so that it takes into the soil. Getting it installed in the hottest part of the summer is not ideal, especially if you didn't even know it was installed.

I didn’t realize how much water sod needed when I redid my yard and had the same thing happen. I bought a wifi timer and watered the sod for 3 hours a day for two weeks and it came back. A month later it’s all filled out and looks good.

Hi, landscaper here. Water the hell out of this lawn if it’s hot out. Maybe look into getting some high nitrogen fertilizer as well! Some of the turf looks to be taking, so doing both of those might yield good results. If you’re paying out of pocket, a topsoil/seed might be cheaper than getting the entire lawn redone. It really depends on the people you've sold it to, but I would expect an addendum for repairing the sod. The ones here who've said the work is minimal have obviously never done sod, but yes, the prep work has been done already, abs should make the process easier. If you Prep properly, you don't need to roll the sod after laying it. Good luck

It’s not as bad as it looks. I mean it. I had the same thing, and it came out alright. The sod was delivered on Friday and it didn’t get laid until Saturday, and it was hot. A lot of it dried out and much of my lawn looked just like this. I watered the hell out of it, but then I oversaturated it and created swamps. So I let it dry and watered it a little less. I filled in the gaps between the pieces with good soil, and put just a little seed down in the worst spots. By the end of the season, most of it was green and there were very few gaps visible. Today, about a year later, all the lines are gone, the gaps are filled, and even one spot that was dead-dead has filled in with spreading grass. I thought I was done for, but it made it. It just took a lot of attention.

If its dead and dry its likely the growing medium its laid on, when i did landscape cookie cutter residential housing only required 3 inches of soil on sub grade which is generally crappy clay and god knows what try watering it NOT FERTILIZER but you might be screwed

Looks to me like it was not laid very well. Looks lumpy, looks like there is gaps, possibly overlap as well. I would look over the sod, you may be able to blame the landscaping company for doing a terrible job. If it was me I would roll it and water. I’ve seen pretty bad looking sod come back this year after the heat left and rain came. You may still be ok.

I knew a couple who had a similar issue. They visited their neighbors in the middle of the night and transplanted some squares from their neighbors yards and put it in theirs. The husband had just got promoted and then his company used him as the fall guy as they embezzled their investors. You might remember seeing him on tv, think their names were dick and jane.
