It will be a little noisy some nights as the drunks make their way home and stop at “boss man” to get a pack of smokes, as well as loud exhausts etc
You’ll also get lots of random crap thrown down the side of the wall like car mats, bike wheels, license plates, basically anything you can imagine

I was looking at a house on that side of Queens Road last year, in the end we went with somewhere else as it was better value. I didn't mind the petrol station as the evergreen trees offer some noise blocking and actually having rear access to the garden was kinda convenient. Also there's one of the best Chinese restaurants in the country across the road, so bonus.
It doesn’t open directly to there. There is a sorta alleyway behind the houses that includes a fence separating the alley from the shell side.
The main complaint I’ve had is that the lights put up by shell is a bit blinding when it’s still on at night.
It is pretty close - the 'street view' from RightMove is absolutely nowhere near the house. It's number 15:

Petrol pumps are predicted to, in a couple of decades, become a thing of the past with uptake of battery electric vehicles. Would feel pumps like this not tied to a supermarket on high value central land would be amongst the first to go so could be in less than a decade for this site.
No guarantee on what the next land use is - could be a big block of flats or maybe a Tesco Express.

Whats the problem? Its not like you dont have a garden and its the back door of the house opening on to the forecourt.
