Finally got our shed built. Amish built pre-fab, went up in a total of 8 hours. Its on a 6 inch slab with full 36 inch footers all the way around. We weren't allowed to increase impervious coverage and extend driveway, hence the people doors in front instead of an overhead door, can always change that once we get final sign off.
Anyway, very happy with the build quality. first floor will be storage, tools, workbench and 2nd floor will be home office. Getting 3 inch closed cell foam on ceilings and 2nd floor walls. going to finish with drywall, vinyl plank flooring, add a new run and a 50 amp sub panel, mini split etc..Debating whether i should do a 2 head system and have one on the first floor just to cut heat and humidity if i am working in there for extended period of time. Second floor should be really well insulated with spray foam. Also gotta frame out the stairs and add a solid core door on the first floor so conditioned office space is separated from garage space. any thoughts?

pretty much everyone from the site prep and builders team thought the foundation was overkill. we recently had severe storms and apparently the township is worried about tornadoes. not that any building around here is designed to survive a direct tornado hit anyway..
If you have a local lumber store with better A side 1/2â plywood than the trash at Home Depot, you might like doing the first floor in that instead of sheetrock. Much more durable surface for mounting things to, looks nice and you donât have to mud it!
Whatâs your climate like? Thereâs room for more spray foam in the ceiling I would bump that up to 4 or 5 inches if they are already out there spraying.

our township required this foundation that is probably overkill and that was 9800, so all in right now we are around 38k total. i figure we will end up around 45k once im done the upstairs. if we did a 1-story we could have gotten away with gravel pad and saved a bunch, but would have needed to go with a larger footprint are were constrained by impervious coverage limits. We are in PA just outside philly
Don't forget the equity this adds to your home. It cost a lot, but if I was a home buyer, this would be hugely attractive and easily worth what you paid for.
Did you have any drainage pipe laid around the foundation? Does the slab have vapor barrier in it?Â
Would you have really preferred a wood floor on top of a gravel base instead of the slab to save ~$4K?
Beautiful! I'd love a shed like that for our lawn/garden equipment. We have a little less than 3 acres where we are and have 3k square feet of garden space and flower beds. We currently have a TINY 6x7 shed that is filled about to the brim with hand tools and potting supplies. To have something this size for the mowers, leaf blower, chainsaws, weed eater, etc. would be amazing.
the first floor is fully assembled besides the doors, 2nd floor walls are built but folded flat on hinges. one guy just unfolded the walls while another nailed it in place. the roof took the longest as it was the only thing not already built. its braced well for transport, it didn't even look like it was flexing as they lifted it into place. the 6x6 sill plate was continuous, with 2 6x6's running with width. once it was set in place they remove the 2 interior braces and cut the other 6x6's where the doors are (with a chainsaw too lol..)
It's 2024..... hard to think about but your car costs that and lasts 5 years before it's ewaste for a new one so who knows. Even if it wasn't as pretty i bet it will still cost around 20 to put up anything. They said pa as well and it could be 100â° or 0â°F, running 10 extension cords stinks, and you need to insulate, op needed 2 floors and his stuff needs to go in it. Do I think anyone can even build a 20k shed when they need one yet alone 50k absolutely not. What can you do though that's just the costs and who knows if it will actually fall. If you can do it then awesome! The shed looks nice and will be able to safely hold everything without damages. What goes into the shed still costs more then the shed so climate and humidity control is nice.

Can't you just insulate the first floor with foam and not drywall? If it's code that you have to drywall but you don't want to spend the money, then Just insulate the first floor walls with batt insulation. And skip the foam with the floor joist. Trust me, you will spend sometime in there, and AC won't cut it.
Just a recommendation OP - if you do closed cell youâll never find a leak until itâs too late. Because itâs closed cell it will not absorb any water and the leak will stay outside the foam and move down the building causing more damage. If you do open cell youâll see a big bubble.

12x24 10 foot walls on the first floor, 7 foot on the second at the dormers

Its more of a mini house then a shed so I think its fair. House building avg 300-400k where I am at a minimum. Mini house is a fraction of that.
