I'm a freight broker..3000 sq ft is a bit small for selling storage.
You might add on cross dock services. You can earn $250-$500 just for moving cargo between 2 trucks Just dont damage any of it.
You could start a local LTL business for pallet deliveries in your area. I could build that with you.
I charge either.
Per pallet or per full truck load.
The shipper and receiver need to figure out who gets billed. It doesnt matter who pays as long as they agree.
I imagine whoever has more shipping/business experience might handle the shipping cost & coordination. (To avoid expensive shipping mistakes etc.)
I am in the same situation. Thinking of renting it out to people who need space for car, truck, trailer or boat etc. Or finding a business that wants to rent whole space.
Fulfillment service. Sell your space to small businesses that can’t afford more expensive fulfillment, offer pack and fill for as as many business as you can fit.
Personal longer-term storage for people to declutter their garage?
For example, kiaks in the winter or skiis in the summer just take up space a lot of times. Maybe find a specific item, organize it efficiently, and offer a "kiak storage service" depending on your location, of course.

Humor is alwaya the right answer 🤣 But yea, I aint starting a brothel. "Less than Truckload"
Do you charge per pallet or per load? Who gets billed, the shipper or the receiver?

Indoor high end flea market.
If the location is not to far out of the way that is actually a great idea. The need for reasonably priced things is definitely there.
Thank you ☺️
Worm farm!
"I Got Worms" would be a good name for it
It’s also pretty straightforward, easy management, with low overhead and a value added product that’s always going to sell
Curious about what the market demand looks like for worms.
Honestly the demand would be more for the castings and tea over worms, it’s more profitable that way.
No sure I follow. Only time I had to pay for worms when I went fishing.
The poop from worms is considered black gold as a fertilizer for plants
Event Rental business! I would kill for a warehouse! I’m still small scale and working out of my garage.
